Danny Court is a Senior Economist with Elliott D. Pollack & Company.  Mr. Court possesses exceptional research and project management skills relating to demographic, economic, and real estate data for a multitude of assignments including market studies, land use analysis, forecasting, fiscal and economic impact reports, highest and best use studies, feasibility, workforce development, community general plans, proposals and presentations. 

Mr. Court has extensive experience conducting a variety of market and feasibility studies. In the course of his work, Mr. Court has analyzed residential master plans, apartment projects and other commercial developments. He has determined the highest & best economic or financial use of properties in the desired time frame expressed. The approach utilizes current zoning designations, reviewing municipal General Plans, taking inventory of adjacent land uses as well as land uses under consideration within the determined market area.  In addition, Mr. Court has conducted several Low Income Housing Tax Credit studies and is well versed in affordable housing issues and initiatives. 

Mr. Court has wide-ranging knowledge of economic and fiscal impact models relating to residential, commercial, and mixed land uses as well as public events. He has calculated employment, wage, output & tax revenue impacts for residential master planned communities, mixed used developments, major sporting events, mining operations, universities, & utilities among many others.  Mr. Court also has experience creating and utilizing pro forma models for use in acquisition decisions. Combined with his experience and deep knowledge of market data (housing prices, sales velocity, costs) allows him to determine asking prices and identify value acquisitions.

Mr. Court has also been involved in numerous forecasting assignments.  These have included the population of market areas, municipalities, counties, & states; Employment for various regions; Residential permit forecasts; Commercial development forecasts; Consumer spending across a number of categories; among others.

Mr. Court has a Master’s of Business Administration from Arizona State University’s W.P. Carey School of Business and earned a Bachelor of Arts degree in Economics as well as a minor in Mandarin Chinese from Arizona State University.  He is a member of Valley Partnership and ULI.

Rick Kleiner is a shareholder of Cushman & Wakefield | PICOR and specializes in the sale, leasing and investment of office and medical properties. Rick is distinguished by his extensive sales background and related education, including his MBA from the University of Arizona. In 2024 Rick was recognized as C & W | PICOR’s Top Producer, and has been amongst the company’s top three annual producers in eleven years. Rick has been the Top Office Division Producer for the past seventeen consecutive years. Rick is a five-time winner of the annual Commercial Real Estate Competition among all Tucson office brokers sponsored by the Southern Arizona CCIM Chapter. Rick has been associated with C&W | PICOR since undertaking his commercial real estate career in 1995. Phil has been a top-producing commercial real estate advisor specializing in office development, leasing, property management, and investment sales in Tucson, Arizona, for 40 years. He is a native Tucsonan and a graduate of the University of Arizona. Phil has been a principal developer of office build-to-suits during his tenure with Bourn Partners, LLC. In January 2013, he resigned as a partner of Bourn Partners, LLC to form the Tucson NAI Horizon Commercial Real Estate Office and West Commercial Real Estate.

Phil has developed (as a development principal) and provided project management/development services for approximately 1million square feet of commercial office/medical, retail space, and has negotiated over $1 billion of commercial lease consideration. Office development experience ranges from a 125,000 square feet- four-story large floor plate high-tech office building, to multiple corporate headquarters buildings for national/international scale companies, including Texas Instruments, Federal Express, Dun & Bradstreet, Bank of America/Merrill Lynch, American Board of Radiology, University of Phoenix, Misys Healthcare, and KB Home.

Bruce Suppes

During Bruce’s twenty one (21)-year career as an Office Specialist with CBRE, he has listed over 550 office buildings and represented clients in over 1,200 lease and sale transactions totaling over $350M in gross consideration, encompassing over 3.6 million sq. ft. of office space here in Tucson. In each of the past twenty (20) years, Bruce has represented clients in the completion of a minimum of fifty (50) lease or sales transactions.

Prior to joining the CBRE team, Bruce’s career focused on direct sales within the commercial sector and industries such as telecommunications, cellular phone technology, and software consulting, advising clients ranging in size from small business to Fortune 500. During this time, he developed and sustained strong client relationships, consistently maintaining top-performer status in new account generation and revenue production.

Rob has been an active commercial real estate broker since 1996. As a Retail Specialist, he is focused on the needs of landlords and tenants. A complete understanding of the purchase and leasing processes offers his clients the benefit of years of experience. Additionally, Rob has worked on a wide variety of commercial projects and has valuable insight on the dynamics of the site selection process. His experience in assemblages coupled with his education in Urban Geography, Site Analysis, and Land Use Planning has helped him to add value to challenging sites. Rob’s participation on land use commissions and committees gives him a wealth of experience in public/private participation in the development process. As a CCIM Candidate and a member of the International Council of Shopping Centers (ICSC), Rob has made the extra effort to add value to transactions.

Melissa Lal, CCIM

Larsen Baker

Melissa Lal is the CEO of Tucson-based Larsen Baker. She has been with the company since 2006. Melissa handles all facets of Larsen Baker’s commercial development, redevelopment, brokerage, and management divisions, including investor and lender relations, property leasing, acquisitions and dispositions, and the financing of Larsen Baker’s $300 million portfolio. Larsen Baker is the largest privately held retail property owner in Southern Arizona, and the company’s specialty is adaptive reuse.

Melissa’s recent redevelopment projects include: Snooze and Postino at 2500 Grant, Gallery Row at Skyline and Campbell and the retail adaptive reuse of Two Oracle Place at Oracle and Ina. Melissa graduated summa cum laude from the University of Arizona in 2005 with a B.A in American Literature, and obtained her CCIM designation in 2011. Melissa is the former past president of the Southern Arizona CCIM Chapter and is the current Interim President of Southern Arizona’s Commercial Real Estate Women Chapter (CREW).

Shannon Murphy

After spending 12 years in retail development, Shannon Murphy has returned to CBRE to resume her brokerage career. During her previous 17-year tenure, Shannon worked in the Phoenix, Anaheim and Tucson offices where she received several awards, was a top producer and focused on landlord and tenant representation. She brings a demonstrated history of success in retail and shopping center leasing and sales, a collaborative and creative spirit and is excited to work alongside the other brokers to bring innovative projects to the Tucson community.Shannon has a fundamental understanding of ground-up development from entitlement through construction completion, running cost proformas and coordinating with the engineers, architects and contractors to finalize plans and obtain permits.  This expertise sets her apart from other brokers and her experience as a client has given her perspective that will inform the level of service she looks forward to providing as a trusted real estate advisor and partner.

Robert Glaser has been active as a real estate agent since 1978. He joined PICOR in their first year in 1985 and has been PICOR’S Top Producer. A Principal in the company, he specializes in industrial real estate. Rob is recognized throughout the real estate community as one of the top industrial brokers, and is only one of three Tucson commercial real estate agents professionals who hold both the CCIM and SIOR designations. He has a high level of expertise in business park sales and leasing, as well as industrial land and building sales.

Alex Demeroutis

Alex Demeroutis joined Cushman & Wakefield | PICOR’s industrial sales and leasing team in 2020. A native Tucsonan, she began her commercial real estate journey as a broker assistant to Blum before becoming an independent Industrial Specialist in 2022. Demeroutis focuses on the leasing, acquisition, and disposition of warehouse, distribution, logistics, manufacturing, and research and development properties in the greater Tucson region.

She excels in advising building owners on leasing and sales strategies while providing comprehensive tenant representation services. Her ability to understand and meet diverse client needs has established her as a key contributor within C&W | PICOR’s industrial team.

Prior to commercial real estate, Demeroutis spent eight years as Vice President/Events Director at the Oro Valley Chamber of Commerce, where she honed skills in marketing and corporate event planning. A graduate of the University of Arizona Eller College of Management, she holds a Bachelor of Science in Business Administration with a major in Marketing.

Jeff Casper

Jeff Casper is a First Vice President at CBRE with CBRE Phoenix Multifamily Institutional Properties and specializes in the sale of multifamily investment properties in Tucson. Since 2020, Jeff has been involved in the sale of ±3,000 units with a value of ±$600 million. Jeff began his career at CBRE in 2012 and was focused primarily on the sale and leasing of office and medical properties until shifting his focus to multifamily in 2019. Jeff’s comprehensive industry experience and unique market perspective as a Tucson native enhance his ability to provide clients with invaluable market information to make the most informed and beneficial real estate decisions.

Prior to joining CBRE, Jeff worked as an engineering planner at Raytheon Missile Systems. Before this, Jeff was an assistant baseball coach at his alma mater, the University of Arizona. He played for the Arizona Wildcats baseball team while earning a Bachelor of Science in Business, and later completed his MBA at the University of Arizona’s Eller College of Management.

Allan joined Cushman & Wakefield | PICOR in October 2009. Allan concentrates on multi-family investments but also helps clients with manufactured housing and triple net (NNN) investments. He is a member of Southern Arizona’s most active multi-family brokerage team. Allan’s clients range from small private investors to large REITS. He attributes his success to being a client-first broker who looks one step ahead in the transaction process. Allan’s real estate career has earned him high praise from his clients, and he is known for his strong work ethic, strong communication and negotiation skills, and strong relationships in the real estate and banking (mortgage) industries. Allan continues to rank as one of Southern Arizona’s most active multi-family brokers.

Emily Clark is a seasoned real estate executive with over 20 years of experience leading high-performing brokerages and development initiatives. She currently serves as Division Leader of Residential Development at Bourn Companies, overseeing Pepper Viner Homes and driving growth, operational excellence, and brand development across one of Tucson’s leading homebuilding and real estate investment platforms.

Previously, Emily was President of Berkshire Hathaway HomeServices Robert Paul Properties, managing over 1,000 sale associates across New England and guiding the company through strategic expansion and industry transformation.

A former President of the Cape Cod & Islands Association of Realtors and Regional Vice President for the Massachusetts Association of Realtors, Emily has played a key role in shaping nationally recognized real estate policy and governance frameworks.

She has received numerous honors, including RealTrends Emerging Leader (2022) and Realtor of the Year (2024).
